So how can you keep your driveway looking and performing its best for the next 20-30 years?
Regular sweeping and pressure washing of your driveway removes debris and particles that contribute to erosion over time. Next time you mow the lawn, give your drive a good sweep too!
If you see a crack or a pothole in your drive, get it repaired as soon as you can. Ignoring these only allows them to grow into a much bigger–and more expensive–problem.
Although asphalt is quite flexible, it has its limits. Heavy loads can cause the asphalt to prematurely crack or create ruts, so you should avoid parking large vehicles or equipment in your drive.
Sealing your driveway provides a protective coating that prevents water, chemicals, and other debris from getting into the foundation of your asphalt. It also slows the breakdown of particles caused by UV rays.
If your driveway is brand new, wait at least three months before your first sealcoating. Sealing your drive too early can compromise its strength and leave it susceptible to imprints and marks. Once your driveway is cured, however, you should be sealing it every two to three years. Two years is recommended if you live in a climate with snow and freezing temperatures.
Seal your driveway on a sunny day–giving it time to cure without weather damaging the new coating. Sealant takes six to eight hours to dry to the touch, but it’s ideal to wait 24 hours before driving on your newly maintained driveway.
